what to do when a client dont pay

Hey guys I mow lawns as a side business to make some quick cash.

4 months ago a real estate agent called me up to mow the lawn of a house he was listing for his client. It was a big job worth over 200$

it was on a saturday so he couldnt be there to pay me after the job was complete so I told him that I would invoice him via email.

long story short, after numerous emails, he is now blocking my calls. Its been well over 90 days and now I wish I kept my membership with prepaid legal so that I could send him a letter from an attorney.

what else can I do?

I got his phone number, i was thinking of adding him to the "DO CALL" solicitors list...if there is even such a thing.
 


Small claims - win - wreck his credit if he doesn't pay.

Do real estate agents have credit?

Dunno... but still worth a go.
 
Go see him in person at his place of business and if that doesn't work he's got to have a business site you can play with.

Here is my process for when a client does not pay.

1st overdue reminder
2nd overdue reminder
3RD FINAL with a Letter of Demand on my Lawyers letter head.

Inbetween with phone calls & if they're local I will go over there.

If still not paid, I do one of two things:
$60 pre-pay to a debt collecter and then 10% of the overdue Invoice.

I go to the Victorian Civil and Admin Tribunal, it's a fuck around with paperwork however this will garner me a court order to be paid. Then you can go further and get money for time wasted/money lost etc.

However, my minimum invoice is generally around the $1800 mark. So i don't know if its worth doing that for $200.

This. Bring a baseball bat with you too, and constantly smack it in the palm of your hand while talking to him. Just for show. :) (I'm kidding -- don't actually do that)

Honestly, I'd just probably cut my losses, and move on. A client I worked with for over three years fucked me out of $3800 about a year ago. He "found God", started some new project to "serve Him", and decided my projects that were unpaid for were no longer necessary. I generally wouldn't let an invoice get that high, but had been working 3+ years together, and he was always top-notch.

Few days ago, I was just playing around and went to his site. Then tried both, the "/wp-admin/" URI, plus adding :2082 to the domain, and sure enough, WP site hosted on cPanel. So tried his typical password he always uses, and sure enough, I'm in! I have full access to everything of his, and could fuck him, but I won't. Just let sleeping dogs lie, and move on.

EDIT: Or you could always get his address, and order a couple hookers for him. Add a limo and some pizza too, plus a bouquet of flowers with a note in it from you. Delivered to his house at 11pm. Should make his wife happy.
 
Always collect money up front. Start a page with his name so it ranks nicely in the search engines and tell everybody how big of an asshole scammer he is and can't be trusted when it comes to real estate.

Then send him an email with the little site you created and the keywords you plan on ranking him for. Tell him you want the money he owes you plus another $500 to take that shit down.

Some good advice here. Personally I'd consider selling the debt on to a shady friend. You'd only get $50 or so, but you just know it would get the guy in a world of shit.

Maybe in fancy "I make this shit up" land, but in real life that's not how businesses work. Most medium to large businesses operate on net 30, if you think they will operate on NEGATIVE net 30, you're a fucking moron.

Make people sign a contract, even if that shit won't hold up in court most people will not fuck you over $200 if there is a chance for getting sued. Some guys are douchebags and will try to fuck you and that's when you take them to small claims - in most cases it'll be open and shut.
 
if he really owes you the money...go to his office and politely ask for it.
if he refuses leave him a bill.
then if it is worth it to you...go to small claims court
 
Just $200.00? I would just file a compliant with what every agency he is with, and also leave him bad reviews online. Pretty much it, $200 isn't worth all the trouble going after. If he really wants to fuck you over 2 bills the dude obviously isn't going to do well in the long run.

Move on and find other business.

but honestly bro, and not trying to be a dick. $200 bucks? if you know anything about web development or SEO, you can make $200 way easier than busting your ass in the hot sun mowing lawns.

why don't you walk into his competitors office and tell them that you just want to help them beat his ass for "your town real estate agent" or whatever. now you have some revenge and you have a testimonial you can use to make WAY MORE than $200.

I knew I was gonna have to deal with that fool someday. Damn. I never thought he'd come back like this, blasting. Like I said, it was funny like that in the hood sometimes. I mean you never knew what was gonna happen or when. I've done too much to turn back, and I've done too much to go on. I guess in the end it all catches up with you. My grandpa asked me one time if I care whether I live or die. Yeah, I do. Now it's too late.

I have already posted reviews on his google listings page and in yelp. I will continue to spread the word on any site, including the ripoffreport.com (thanks for the tip) so that
when anyone googles his name or phone number they will find my reviews.

Im going to email him the links to all the reviews out on the net about him and probably just move on. Karma is a bitch so he is the one that has to live with the guilty conscious.

I still think putting his phone number on a list where solicitors call is a good way to waste alot of his time. I get calls every once in a while from seo companys trying to sell their services and it bugs the hell out of me. I am a busy person and when a solicitor calls my phone and wastes even 10 seconds of my time I get pissed.
