I am still not convinced Trump is for real in his intent to actually run, but it is very good entertainment. It would be great with a ballot of Trump/Rand.

i am not sure about the US but in some places, with real estate bankruptcy it can make a lot of sense, and be quite profitable if you let leveraged companies go bankrupt.

in some places here if you know the banker for example, you can put a building up a few times for collateral and get many times the worth of the building in credit.
you "reinvest" the money, and if the market turns downward you go for bankruptcy.

Its not incompetence. You dont really go bankrupt. Assuming he bought a casino here because I dont know the story.

You buy a casino. It is now yours. The casino has some operational risk involved, which you dont particularly fancy, so you split it up.

You now hold 2 sub businesses. One of them comprises of the building the casino is housed in. The real estate.

The other holds the operation. The casino payroll, all the operational costs and possibly profits.

Business 2 leases the real estate from Business 1. At a rate of your choice.

Now if you so please, you can find investors for your casino. It does really not matter. If the casino goes broke, you can write that off against the earnings of your real estate (without actually losing money). You can sell it, go bankrupt, whatever. Its none of your fucking problem (theres no law against intentionally going bankrupt. youre not allowed to hide potential bankruptcy with creative accounting tho).

This is how Trump and others fuck people over. The schemes are a lot more convoluted but this is the essence. You split real world objects that are inherently valuable (real estate on the strip wont really go down) from operational risks that depend on good business sense or whatever you want to call it.

It should be stressed that the bankruptcy is often a vital part of the ploy. You have essentially created a bad bank that eats all your risks and costs. If it goes down thats really not a bad outcome.


Now the media comes in. It goes all "investigative" on Trump because hes famous and shit but he really doesnt care. The media doesnt even get the story right anyway.

This works well for every business that has physical locations and there are a lot of sinister tricks involved. Once the real estate has been split off, you can drive the leases up. This essentially ruins the operation by forcing it to reduce costs. Reducing costs implies cutting payroll. Ever wanted to cut employees? You cant just do that in most european countries, but now you can because your business will go broke if you dont cut some people. After cutting people you will usually have to close some locations. And so on. A couple years down the line you bought a business, spliced it up in a way that leaves you with zero risk, dried out a perfectly healthy business from the inside, turned a profit, broke no laws and youre left with prime real estate.

People dont want to hear this. They want their investment heroes to be heroes. Its the exact same thing Berkshire Hathaway is doing. Nobody talks about it because the owner is not a publicity clown.

The scheme works the same way for every big business. All you have to do is split the value from the risk. And bring enough cash to survive the process.
