We must live in different universes. On average, rental properties generate so little cashflow I'd have to own 50 of them for me to even notice or care about the income. If you're talking about buying rental property outright with no financing, again, I can think of many MANY better ways to use that money and get a MUCH higher return.
 
Think Redbox but other markets. There will be some major shifts over the next 10-25 years in terms of that model.

I don't watch many movies, and I NEVER rent DVDs, but I honestly don't get the Redbox model. In a few years almost all movies and similar content will be delivered and/or streamed via the Internet to TVs and mobile devices. The DVD (for watching movies) is going the way of the VHS tape, and quick.
 
My dad knew a guy who started as a regular employee at mcdonalds, got promoted to manager, then finally opened his own store. Now he has 3 stores and is worth millions.
