So I aside from doing AM, I have a content site that I do monetize, but its a field I'm passionate about. So I get this guy asking to buy links on my site which will be encompassed in paragraphs about 100 words long at the bottom of specifically targeted posts on my site.

He wants to pay $100 for a "link paragraph" on the front page and $15 for each subsequent "link paragraph" for the lifetime of my site. I am not really cool with this "lifetime" business as the site keeps going higher and higher in PR and is obviously becoming more popular.

Am I fool? Or should I take the money?

in my opinion - 100 bucks one time isn't worth it - I don't care what niche it is...

sounds like he is getting off too cheap - you have to factor in:
how many direct visitors / sales might he get from people visiting your site?
how might your links help him increase his rankings organically and by extension his visitors / sales?

also factor in the other ways you are monetizing your site and the risk involved on your end - what do the link buys look like on your site are they obvious? how much money are you making through other monetization methods? would the possibility of you getting pinged as a link seller affect that income stream in any way?

Depends on what sort of site you have... if it's a slash and burn prospect then $100 for the lifetime is OK I suppose... if the lifetime is say a couple of months max.

if you're looking at a developing a site as a long term prospect (which sounds like what you want to do) I would be looking for a reoccuring fee and depending on the 'value' of your site, $100 isn't a lot of cash per year. Some people have asked me for $1000 per month just for a link from their PR5 etc... yawn- yeah right.

Tell him he can buy links for a month or 3 months or something. That way you can cash in now. Then your site will grow and you don't need the links (if that's what you want to do) or charge him more.

The key is to have some sort of termination of the links so that you can remove them... and reap the benefits of having continual income.

What is your PR for your homepage and your subsequent pages?

That's the start of a negotiation, and lifetime is ridiculous.

Here's a tactic you could use: tell him you could come up with an equally ridiculous proposal but neither of you would benefit from that. Tell him "why don't you tell me what your budget is and I'll see what I can do for you..."

I get these sort of offers regularly -- and yes, I accept them for the sites I plan to flip.

PS -- Was it some Charles Leich or David guy who contacted you?
