I would sell it. The problem is if you try to develop it, the .com holder will benefit from it.
If you really think it's that valuable get some 3rd party valuation work done on it at Moniker or Fairwinds partners (which will cost you a bit though)

You'd lease the domain for the traffic most likely. common phrase .coms will get a lot of targeted type in traffic and you could be buying it for 250/month and send it to your site

301ing the domain would/should have some decent power to the .net as well, and if it's really a 110k/mo exact match domain , there are likely links to the .com from users who linked to a non-working domain as well.
