I'm doing some research into the mortgage, equity and home loan lead gen market and I'm interested to see who here is working (and PRODUCING) in that sector.

My question is, what are the best programs out there, and what makes them so good.

mortgage lead buyers have got very picky and cut lead prices 200-300% from what we were getting a year ago. Not saying you can't make money, just their greener pasteurs.
 
I used to run a decently large(about 300-400 phone verified / day) brick lead brokering company. Had an affiliate program to generate all the leads. Sold everything local with a team of 3 sales guys.

Wouldn't mind seeing how the industry is doing or if there are any good remaining programs out there that can pay decent
 
I was doing mortgage last year. The key is CUTTING OUT THE MIDDLE MAN. Geotarget and sell your leads to a mortgage firm. I was getting good money for texas leads, which in the mortgage world is at the bottom of the barrel compared to some other states. I sold mine directly to a contact at Capitol One. Get off your webmaster ass and on the phone. Since they don't have an affiliate program, you'll find that your a moderately sized fish in a pretty big pond... with a bunch of guppies.

Good mortgage leads will always pay pretty well, but s1ick has a good point - the closer you can get to the actual mortgage broker / agent the greater your return will be.

If you can, get to an AdTech conference; even just to wander around the exhibit hall (uhm, free I think, if you pre-register). Lots of companies doing lots of different things in mortgage. If you can get a point person within a lead buyer company, they'll help you get the best rate for your leads (and also make sure you get paid on all your qualified leads).

The biggest problems in mortgage arise when you start getting lots of "disqualified leads". At that point it can be pretty valuable to have a good relationship with your lender so you can up the qualifications on your site, etc.
 
Quick question about mortgage leads. How do you hand the customer off to the mortgage broker after you get the lead? Does the lead contact you first, do you have the mortgage brokers phone number on your site, etc....
 
I work directly with a mortgage broker (as said above, it pays better). We use adwords to send leads to their site. We cookie them and then send the data to a csv file if/when they fill out the lead form. The one thing I haven't figured out is the phone number. Obviously the brokers wants the phone number on the site. Obviously, I don't as I know we are losing leads to phone calls. Anyone have creative solutions?

Tracking 800#'s - Try callsource or voicestar.

You give them an 800# that forwards to their office. You get full reports of who called and can actually hear the phone calls.

Another option which might be a bit cheaper is to go get a Vonage/TeleBlend/ViaTalk telephone number for that area, then just use that number, and use the call records as a method to show sales. That way it's only like 14.95 a month instead of like 40.00 for the 800 number.
