Private dorms are where it's at. Public dorms are garbage. You should just create a referral service for private dormitorys on various college campuses. They pay huge referral fees.
Tap the bigger markets: University of Wisconsin. University of Miami FL. I got to University of Texas and could definitely benfit from a site like that.
If all else fails, sell it to an apartment finding company like www.westcampusliving.com or something like that
