What Comes First? Niche or Affiliate Offer?

When looking to find a niche for a CPC -> Affiliate Offer type website what's a better strategy.

1. Find the niche first and THEN pick a particular affiliate offer.
2. Find a good affiliate offer and then try to find a niche for it.

Obviously if you're looking at an affiliate offer for mortgage leads it's going to be hard, if not impossible, to find a niche. However if you find a niche and have some good untapped keywords, what happens if you can't find a very good affiliate relationship, if one at all?
 


Well. There are affiliate offers for everything. If you can not find one for the type of niche you are looking at or one that even associates with it, you are not lookin hard enough.

Niche then offer in my opinion.

I agree, niche first and then affiliate program, but before you do the niche you may want to do a little research on your niche to see how easily it would be to get a site of the ground in that niche. Some niches are easier than others.
 
Yep. Niche -> Research -> Aff Program

If you Aff Program -> Niche, then you are like the rest the world. Not focusing on tiny areas to sell that aff program, instead, focusing on the main category which, good luck, it will take a year to get ranked.
