Industrial "park" space, manufacturing space, warehousing space? Some basic stuff:
1) Find a prospective space that provides the most amenities to support you operations. Very costly to modify space and infrastructure if it is not already there.
2) Employees? OSHA regulations. Safety. Safety. Safety.
3) Permitting, business licensing. Check with your local municipalities.
4) Insurance. This will influence your decision more than anything else. Talk to a commercial agent.
5) Look into the possibility of a sublet. There maybe opportunities to share an industrial space or portion of a facility with minimal impact.
