Need script like phonebook with web page for each listing

I'm looking for a script (preferably PHP and MySQL) that would be kinda like a phone book.

I would like to have a directory which is listed alphabetically and by category as well as searchable.

I want to have each item in the directory be a web page for an individual user/company. Probably they would get one page, but maybe I will allow sub-pages.

I would like to have the url be www.site.com/user or www.user.sitename.com.

I'm not sure if I want users to be able to create/edit their own pages or if I would have someone do this for them.

I don't want people to be able to create their own accounts. Accounts should be set up by admins.

I don't know if there is a CMS that will do this or what, but if anyone has experience with something like this let me know.
